Coming from Niort via Avenue de Sevreau: 800 meters after the disused level crossing, turn left at the roundabout (towards Bessines), take the second left (Chemin du Marais Communal), and turn right onto the dead-end road 100 meters after the ruined house. It's possible to have some fun discreetly by car or under the trees.
